- [00:00:30.656]guest, a former Husker offensive lineman,
- [00:00:32.430]the 1994 Outland Trophy winner and
- [00:00:34.760]founder and CEO of Tetrad Property, Zach Wiegert.
- [00:00:37.621]We're gonna talk to Zach here in a minute,
- [00:00:38.868]he's got a new development, part of a
- [00:00:40.654]Nebraska Innovation Campus.
- [00:00:42.638]And Ronnie, I know you're thrilled what
- [00:00:44.437]Innovation Campus has been able to do
- [00:00:46.419]to this point in time, but tell us
- [00:00:47.969]about this new building that's about ready
- [00:00:49.159]to be put up.
- [00:00:49.992]Well, really pleased to have Zach here
- [00:00:51.530]with us today, he's a legend in Husker football
- [00:00:54.535]in the 1990s, and now he's given back to Nebraska
- [00:00:58.132]in a lot of other ways, in the business world.
- [00:01:00.617]And we're privileged to have the opportunity
- [00:01:02.886]to work with Tetrad and his company, and
- [00:01:05.612]developing Innovation Campus.
- [00:01:08.058]You know, we're a few years into this
- [00:01:10.020]development now, we're on a 25 year
- [00:01:12.741]development track.
- [00:01:15.267]Really, about five years in, if you count
- [00:01:17.513]all of the time we really got started
- [00:01:19.892]on the campus.
- [00:01:21.780]Phase One completed and occupied two years ago.
- [00:01:25.074]We're now roughly 100% full in that facility
- [00:01:30.220]and have had great growth here recently
- [00:01:32.529]with additional partners opening the
- [00:01:34.732]Biotech Connector for space in the sciences
- [00:01:39.166]arena for start-ups in the bio industries.
- [00:01:42.793]The Mill just recently opened,
- [00:01:44.868]very excited about that and seeing a lot
- [00:01:47.699]of traffic there, including a lot of
- [00:01:49.497]our athletics folks who kinda hang out there now.
- [00:01:52.235](laughter)
- [00:01:53.735]But, great momentum on the campus, about
- [00:01:55.671]30 partners that we already have in place,
- [00:01:58.410]and now we're planning and underway
- [00:02:00.893]with the construction of the first part
- [00:02:02.544]of phase two, and I'm pleased to have
- [00:02:04.334]Zach here to tell us about that today.
- [00:02:06.100]Zach, great to see you.
- [00:02:06.933]Zach is representing the Tetrad Property group,
- [00:02:08.766]the project developer and owner.
- [00:02:10.943]What can you tell us about this new building?
- [00:02:13.391]It's exciting new project we're doing
- [00:02:14.829]out there, there's about 400,000 square feet
- [00:02:16.877]out there currently, and this will be an
- [00:02:18.389]additional 80,000 square feet.
- [00:02:20.074]Wow.
- [00:02:21.260]It's a multi-tenanted building.
- [00:02:22.824]It will probably open up sometime
- [00:02:24.315]in late summer of '18.
- [00:02:27.194]It's under construction now.
- [00:02:28.226]You can see it's gonna go up pretty quickly.
- [00:02:32.748]It's mostly gonna be office space.
- [00:02:34.674]It was designed by Clark Anderson,
- [00:02:36.560]Olsson Associates and Hausmann Construction
- [00:02:38.147]are building it.
- [00:02:39.731]It's to be multi-tenanted, it'll have some
- [00:02:41.240]incubator space in there for start-up companies
- [00:02:43.282]and things like that, that we want to
- [00:02:44.608]spur innovation out at the campus.
- [00:02:47.263]We couldn't be more happy.
- [00:02:48.549]The buildings that we've built to date
- [00:02:49.635]are 100% leased up, as the chancellor said,
- [00:02:51.947]and it's time that we get some more space
- [00:02:53.822]out there and get some more partners
- [00:02:54.993]to come out to Innovation Campus.
- [00:02:56.540]There are some existing structures
- [00:02:58.331]out there, how do you think this is gonna
- [00:02:59.634]fit with what's already out there?
- [00:03:01.001]Well, as far as from a design standpoint,
- [00:03:02.717]we designed the LEED Silver Standard
- [00:03:04.195]so they're all gonna be new, exciting
- [00:03:07.074]buildings, designed specifically for research
- [00:03:10.290]and collaboration between partners.
- [00:03:12.250]So, new startup companies in different
- [00:03:15.965]areas of focus can meet and collaborate
- [00:03:18.194]on new projects, is what we're trying
- [00:03:19.748]to promote out there.
- [00:03:20.705]And, as the chancellor said, the Mill
- [00:03:22.256]is out there now, which has kinda been
- [00:03:23.817]a special thing for Lincoln for a long time,
- [00:03:26.090]and so if you haven't had a chance to see it,
- [00:03:27.295]it's a great new space they put out there.
- [00:03:29.210]We talked about energy efficient use.
- [00:03:30.837]I remember that Innovation Campus has some
- [00:03:32.278]pretty advanced energy saving aspects to it,
- [00:03:34.608]is that right?
- [00:03:35.441]Yeah, it's very unique.
- [00:03:37.020]You know, I've always been one, when you look
- [00:03:38.635]at green, in efficient projects,
- [00:03:40.550]they have to make financial sense.
- [00:03:42.590]And we did the Central Renewable Energy System
- [00:03:44.492]out there, which just took the reclaimed water
- [00:03:47.167]from the city of Lincoln that was
- [00:03:48.258]already being put into the creek, and we just
- [00:03:50.672]diverted that through some heat exchangers,
- [00:03:52.246]and that heats and cools all the buildings
- [00:03:53.583]at Innovation Campus.
- [00:03:55.162]And it is really a zero cost thing, other than
- [00:03:57.771]putting in the piping, we're not having to
- [00:04:00.027]run natural gas or anything like that to do it.
- [00:04:02.941]So, it's the most efficient renewable
- [00:04:05.891]plan I've ever seen run.

- [00:04:11.784]with another guy from Fremont along the
- [00:04:13.285]offensive line right now, Cole Conrad.
- [00:04:15.077]That's gotta make you feel good, doesn't it?
- [00:04:16.339]Yeah, you know, we'll get some Fremont guys in there.
- [00:04:18.739]I think, at that time, my brother and I
- [00:04:20.323]came through here and I think we were
- [00:04:21.219]the only guys ever to play a line down here.
- [00:04:22.885]And so, it's good to see some Fremont kids
- [00:04:25.648]get in there and get some action.
- [00:04:26.696]There's [Unintelligible] kids playing, too.
- [00:04:28.576]That's where we live now.
- [00:04:31.017]I'm always a big promoter on the in-state kids.

- [00:04:41.679]the year before he got here.
- [00:04:42.600]He's going in the Hall of Fame here today.
- [00:04:44.026]Yeah, Chad's a good friend of mine.
- [00:04:46.390]We'd hang out quite a bit, but it was
- [00:04:47.761]after our playing days here.
- [00:04:48.955]He came in as a freshman a year after I left.
- [00:04:52.667]So we left him in a pretty good spot to come into.
- [00:04:56.099]Congratulations to him, that's a great honor for him.

- [00:05:16.922]to build out Innovation Campus and move fully
- [00:05:21.361]into Phase Two and develop more partners and
- [00:05:23.392]bring more of that public private partnership to
- [00:05:25.942]the university and to the state, it's just a huge
- [00:05:28.942]development for us here at the university,
- [00:05:31.495]and we're looking forward to that future
- [00:05:33.516]in this next building.
