- [00:00:16.740]Good afternoon and thank you for joining us
- [00:00:18.870]for the IFC Housing Presentation.
- [00:00:21.240]Matthew Ford is the IFC Director of Recruitment
- [00:00:23.790]and he will be the one that can answer further questions
- [00:00:25.980]when it comes to university approved
- [00:00:29.370]fraternity housing living.
- [00:00:33.120]First off, wanna talk and let you know
- [00:00:34.440]that we have 16 different chapter houses here
- [00:00:36.390]on the University of Nebraska-Lincoln's campus.
- [00:00:38.730]We have three houses that would be considered
- [00:00:41.160]on East Campus,
- [00:00:42.570]we have one house that sits in between East Campus
- [00:00:45.360]and Main Campus,
- [00:00:46.800]and then we have 13 homes on City Campus,
- [00:00:50.610]Main Campus here, the University of Nebraska-Lincoln.
- [00:00:55.200]All of these university homes are privately owned
- [00:00:57.300]and operated by a group of alumni or with a corporation LLC
- [00:01:04.320]that the board has put together
- [00:01:07.375]and so the university itself has no stake
- [00:01:11.190]in either the land or the facility.
- [00:01:14.910]One of the ways that the university works with chapters
- [00:01:18.150]is through our University Approved Housing Agreement.
- [00:01:21.330]The University Housing Agreement is a document
- [00:01:24.540]that is signed by member fraternities and the university,
- [00:01:29.040]and it is used in order to maintain certain levels
- [00:01:33.270]of cleanliness, certain levels of safety protocols.
- [00:01:37.440]And in return, the university allows first-year students
- [00:01:41.250]to move in.
- [00:01:42.990]Some of the required guidelines that are really big
- [00:01:45.000]is that the facilities are alcohol-free.
- [00:01:47.220]There's not gonna be large parties coming out
- [00:01:48.870]of these fraternity houses.
- [00:01:50.730]That each chapter has a live-in adult advisor,
- [00:01:53.790]that is someone there 24/7 while students are there
- [00:01:56.520]and that can be contacted at any time by parents.
- [00:02:00.030]And that there's some fire safety protocols
- [00:02:01.800]that each of our chapter houses have.
- [00:02:04.200]They are considered first at each of our chapter houses
- [00:02:06.930]is fully sprinkled in case of a fire.
- [00:02:10.920]And the second thing is all of our fire alarming systems
- [00:02:15.540]go directly to the fire department
- [00:02:17.010]so they're hardwired to the fire department itself.
- [00:02:19.920]There are other requirements there
- [00:02:21.720]so please take time to set up a conversation
- [00:02:24.870]with the chapter that your student is about to join.
- [00:02:28.200]When we talk a little bit about basic set-up.
- [00:02:29.880]The basic set-up for each house is pretty simple.
- [00:02:31.740]There's either a two, four, or six-person rooms.
- [00:02:34.680]These rooms are unique to each of the chapter houses
- [00:02:36.870]and each of the chapter houses has different configurations
- [00:02:40.380]on how this looks.
- [00:02:42.540]You need to take a look at as being a new member
- [00:02:44.670]within some of these organizations
- [00:02:46.110]'cause one of the things that they do in order for members
- [00:02:48.600]to meet other gentlemen in the facility
- [00:02:50.970]is that they may have to move one or twice
- [00:02:53.340]throughout the year and have to live with new roommates
- [00:02:57.540]and have to meet new individuals.
- [00:03:00.000]The best thing to do though
- [00:03:00.990]is when you're touring a facility
- [00:03:02.280]or before you get ready
- [00:03:03.330]to either accept a membership invitation
- [00:03:06.540]is to talk with the chapter
- [00:03:08.790]about what the living accommodations are
- [00:03:10.680]and what they're expected of your student,
- [00:03:12.930]what they need to do in order to move in
- [00:03:15.270]and what's going to happen once they do.
- [00:03:18.120]When we talk a little bit about chapter dues,
- [00:03:19.770]we take a look at our live-in dues range.
- [00:03:22.740]Our live-in is due range and this is a 2022 number.
- [00:03:25.380]By the time we start the summer, we should have our 2023.
- [00:03:29.190]But it averaged last year
- [00:03:30.120]between $9,000 and $12,500 per year.
- [00:03:33.270]What that does include is your meal plan, your room,
- [00:03:36.060]the wifi, cable,
- [00:03:38.160]if they have cleaners that clean the general spaces,
- [00:03:41.820]it's all stuff included.
- [00:03:43.800]And lastly, some of the dues that they need
- [00:03:45.630]in order to be members of the organization.
- [00:03:48.780]Some of our groups have parking,
- [00:03:49.920]some of them don't have parking.
- [00:03:51.180]Once again, that's an accommodation you need to chat
- [00:03:53.040]with the chapter about how that works
- [00:03:54.840]and if students are eligible to have that.
- [00:03:58.890]If you choose to join a fraternity that has the facility,
- [00:04:02.670]but are not going to live-in,
- [00:04:04.680]we do have another range between $2,500 and $4,500
- [00:04:09.120]where your student will be,
- [00:04:11.850]really just kind of covered what we call
- [00:04:15.300]almost a parlor fee.
- [00:04:16.440]So it helps cover the wifi costs, the lights,
- [00:04:18.570]electricity, and things like that.
- [00:04:19.830]But other parlor fees that are included in that
- [00:04:22.470]is the chapter wants those out-of-facility students
- [00:04:26.220]to come and visit.
- [00:04:27.053]They want them to meet other members of the organization,
- [00:04:30.450]to hang out, things like that.
- [00:04:31.710]So you will see that there's usually a formal Monday meal
- [00:04:34.980]before chapter meetings,
- [00:04:36.900]and most houses also provide lunches throughout the week
- [00:04:39.870]so they can come out during that time between classes
- [00:04:43.050]and, once again, just to hang out
- [00:04:44.400]and meet some of the individuals.
- [00:04:46.620]One thing that is important is all of these contracts
- [00:04:48.990]that you're getting ready to sign with chapter facilities
- [00:04:51.810]are with the organization and not with the university.
- [00:04:57.540]And we'll talk a little bit about contracts
- [00:04:58.980]in the next slide.
- [00:04:59.813]So very important to make that differential
- [00:05:02.940]that the university itself has no stake in the game
- [00:05:06.150]when it comes to the lease or the contract
- [00:05:07.770]that your student will sign.
- [00:05:10.170]When we talk a little bit about fraternity contracts
- [00:05:12.600]they are, again, the student/family with the fraternity.
- [00:05:15.630]Please make sure that when you sign these contracts
- [00:05:17.790]that you have thoroughly read these contracts,
- [00:05:20.190]that you understand when the move-in date is,
- [00:05:22.170]when the move-in date is out.
- [00:05:24.660]You need to understand some of the completion dates
- [00:05:26.610]for chapters.
- [00:05:27.443]So if there are payment dates or deposit dates
- [00:05:30.990]that need to be done, once again,
- [00:05:32.670]work with the chapter in order to understand those dates.
- [00:05:36.600]As a parent or a student, please do not sign this contract
- [00:05:39.090]until you have a number or an email of an individual
- [00:05:45.030]who is part of the House Corporation Board.
- [00:05:48.120]This is different than the chapter advisor.
- [00:05:50.820]The House Corporation Board deals with the facility itself.
- [00:05:54.870]If there are issues with heating, plumbing,
- [00:06:00.360]things like that.
- [00:06:01.193]So they take care of the structure.
- [00:06:03.630]Couple important tips.
- [00:06:04.620]Please read through the contract thoroughly.
- [00:06:07.410]You need to understand cancellations.
- [00:06:09.090]What happens if I don't get initiated?
- [00:06:10.680]What is the move out timeline
- [00:06:12.090]if I am removed from the chapter?
- [00:06:14.580]Is there a medical leave of absence?
- [00:06:17.340]Or I get deployed for basic training,
- [00:06:20.100]but yet I'm still partly through the contract?
- [00:06:22.200]What are some of the graces that the contract has
- [00:06:24.300]for students if they have a change in plans?
- [00:06:26.880]And those types of things. Ask questions.
- [00:06:29.790]Ask questions when you go through this lease
- [00:06:32.310]making sure that you fully understand meal plans.
- [00:06:35.490]If there are extra costs, things like that,
- [00:06:37.650]and what those extra costs are going to be.
- [00:06:39.840]And then last but not least, before your student signs this,
- [00:06:42.480]make sure everything is understood.
- [00:06:44.640]You as a parent should request,
- [00:06:46.500]as soon as your son joins,
- [00:06:48.120]from the chapter a copy of that lease
- [00:06:49.950]so that you have time to look over it.
- [00:06:54.120]If your student is a first year student
- [00:06:56.490]one of the things that they're going to need to do
- [00:06:57.990]is to cancel their University Residence Hall Contract.
- [00:07:01.380]The University Residence Hall Contract
- [00:07:03.150]is a binding agreement with the university
- [00:07:04.710]that you are going to live at the residence hall
- [00:07:08.520]of the student's selection.
- [00:07:10.860]Once you have joined a fraternity
- [00:07:12.750]and are university approved,
- [00:07:14.010]there is a process in which you can cancel
- [00:07:15.960]that housing contract.
- [00:07:17.850]A couple of the dates that keep in mind.
- [00:07:19.620]July 15th is an important date
- [00:07:22.110]because that is the date when you start your first 30 days
- [00:07:25.470]of residence hall payment.
- [00:07:28.290]So when you want to cancel your residence hall,
- [00:07:31.050]you have to give 30-days notice.
- [00:07:33.000]Your billing starts usually August 15th
- [00:07:35.220]with your move-in to the residence hall,
- [00:07:37.860]so you need to cancel by July 15th
- [00:07:39.540]so that you don't occur a one-day fee
- [00:07:42.510]if you cancel on the 16th, two days on the 17th,
- [00:07:45.360]three days on the 18th, et cetera.
- [00:07:47.700]So July 15th is a first date for you all
- [00:07:51.780]to make that decision whether or not
- [00:07:53.490]you're going to cancel your housing contract.
- [00:07:56.220]The one fee that you will not get back is the deposit
- [00:07:59.280]of $100 from our University Housing Contract Office.
- [00:08:04.230]But typically, chapters will cover that first $100
- [00:08:06.780]or make a discount of $100 on the first month's rent
- [00:08:10.320]in order to cover the loss of that revenue.
- [00:08:14.790]The steps are there. The website is right there as well.
- [00:08:18.390]Just remember the student has to do this
- [00:08:20.250]through their MYRED account.
- [00:08:23.310]I also wanna talk a little bit about expectations.
- [00:08:25.380]Each chapter has expectations
- [00:08:26.940]of its new member in their first year.
- [00:08:28.770]If you are a first-year student or a new member moving in,
- [00:08:31.410]please understand what those expectations are written out.
- [00:08:34.170]It may not be part of the contract,
- [00:08:35.790]it may just be the culture of the organization.
- [00:08:38.370]And so understanding what those expectations are
- [00:08:40.440]before going into it will provide you some glimpse
- [00:08:43.860]or an insight to what you're getting into when you move in.
- [00:08:47.010]You need to talk to the fraternity about academic standards,
- [00:08:49.350]study rules, accommodations, quiet hours, things like that.
- [00:08:52.920]You need to understand when those are going to be, right?
- [00:08:56.160]Also, when you do sign this contract
- [00:08:57.960]and you know who your roommates are going to be,
- [00:08:59.790]probably should talk to them about what they are going
- [00:09:02.010]to bring into the room.
- [00:09:02.910]What are those expectations?
- [00:09:04.020]Who's bringing the big screen TV?
- [00:09:05.580]Who has the gaming system, right?
- [00:09:07.230]Who's bringing the stereo?
- [00:09:08.970]So please make sure you take a look at those.
- [00:09:12.360]Also talk with fraternities
- [00:09:13.560]about their social expectations of the first year.
- [00:09:16.410]We mentioned this a little bit more,
- [00:09:17.730]but there are a lot of social events that take place
- [00:09:20.160]from formals to mixers to tailgates
- [00:09:21.960]to migration games off to another campus.
- [00:09:26.040]So please make sure
- [00:09:27.270]that you talk about the social expectations
- [00:09:29.160]of your student as a first-year member.
- [00:09:32.550]And then last but not least,
- [00:09:33.510]make sure the fraternity understands
- [00:09:34.650]what your expectations are.
- [00:09:36.090]If you are a scholar and you need to be able to do this,
- [00:09:38.460]if you're a student athlete, you're in the marching band,
- [00:09:41.850]you have other research projects
- [00:09:43.590]maybe that you're doing throughout the university.
- [00:09:46.590]As soon as they understand what your expectations are
- [00:09:49.110]and you understand what the chapter's expectations are,
- [00:09:51.840]it'll actually make it much smoother to live
- [00:09:54.180]in the fraternity house itself.
- [00:09:57.600]The university does offer,
- [00:09:58.920]and this is the last piece I will,
- [00:10:00.330]because the meal plans
- [00:10:01.890]and typical fraternity houses are just five breakfasts,
- [00:10:04.980]five lunches, and four dinner.
- [00:10:07.110]You can purchase a very small meal plan
- [00:10:09.180]at the university if you would like to,
- [00:10:11.040]either the Bronze or Silver,
- [00:10:12.660]that will allow your student to eat
- [00:10:14.460]if they need to on the weekend.
- [00:10:16.350]Typically, most students go out
- [00:10:17.550]and they'll find a restaurant
- [00:10:18.600]or they'll have pizza that brought over
- [00:10:20.460]or there'll be some leftovers that the chapter chef
- [00:10:23.400]will have left for the chapter to eat.
- [00:10:25.500]But if you want something more substantial,
- [00:10:27.510]you can get these smaller meal plans.
- [00:10:30.180]The Bronze, I believe, is 50 meals per plan
- [00:10:33.510]plus $275 in Dining Dollars
- [00:10:35.670]meaning they can go to Chick-fil-A,
- [00:10:37.080]they can go to Steak and Shake
- [00:10:38.640]or any of the restaurants in the Union.
- [00:10:41.460]The meals are for any of the dining halls.
- [00:10:43.650]They're not selective to which one it is.
- [00:10:45.900]But that way you have some kind of plan
- [00:10:49.080]if you would like a more formal dinner on a Sunday morning
- [00:10:51.900]or if you're taking a lunch on a Saturday
- [00:10:53.580]or you want something before a game, that kind of thing.
- [00:10:55.560]So just wanna let you know that we have that to offer.
- [00:11:00.120]If you have any questions about moving
- [00:11:02.400]into a fraternity house
- [00:11:03.480]or what it's like to move into a fraternity house,
- [00:11:05.130]please feel free to either call our office
- [00:11:07.650]or email Matt Ford who's our Director of IFC Recruitment,
- [00:11:10.770]or Jon Gayer who's the Assistant Director
- [00:11:12.540]and the Advisor for the IFC.
- [00:11:15.030]Thank you for listening.
- [00:11:16.020]We look forward to seeing your student next year on campus
- [00:11:18.990]and go Big Red.
